CBC on Central Motors

CBC have been commendably prompt and informative about their scrutiny committee's relook at the Central Motors development brief. An officer replied today:


You are correct in identifying that the Land Rear of Central Garage, Cranfield, Development Brief has been referred back to Overview and Scrutiny Committee following the Executive Committee meeting on 5th February. Overview and Scrutiny Committee will now consider two possible options for the Development Brief; one which includes an indicative position for a potential new Lower School and one which removes any reference to a new lower school. These options will be discussed at Overview and Scrutiny Committee on 6th March.

In your email you have highlighted that an 'on-off' traffic management scheme has been identified for the access to Flitt Leys Close. I would like to clarify that this traffic management scheme has been agreed as a preferred option following several discussions and site visits with Highways, Traffic Management and Planning officers. I would like to emphasise that this is not a specific definitive scheme. The applicant of any planning application for a new lower school would make a specific proposal as part of their planning application.

Within Central Bedfordshire, there is currently a small area of Half On - Half Off, Footway - Carriageway parking on Wing Road in Leighton Linslade which has operated successfully without any incident or problems to pedestrian or motorist. Further to this two other routes in Dunstable are currently under design for this type of parking arrangement. Outside of Central Bedfordshire, this type of parking design has been successfully utilised in a number of London Boroughs for many years.

Designs of this nature have to take into account the carriageway width and footway provision to ensure a suitable running lane is achieved for the speed of the road and the volume of traffic, as well as a minimum unobstructed clearance of 1.2m on the footway to allow safe passage for all pedestrians, including pushchairs, mobility scooters and wheelchairs amongst others. The Traffic Signs Manual, which is the official definitive guidance on the correct use of road markings prescribed in the Traffic Signs Regulations, would also be applied.

Can't belive this 'halfway on - halfway on' notion. It is totally unacceptable to anyone with common sense. Planners?! Why would you even consider giving permission to allow this and, specifically to a totally new estate of 135 houses, a health centre and possible a school? To give examples of London Boroughs and, to say that Dunstable haven't yet had 'an incident' is ridiculous. Take a step back and reverse the decision. 'Reversing' will be the main manoeuvre required if Flitt Leys ever gets the go ahead. AB Cranfield

Once passed this development will need thousands of tons of material, hundreds of large lorries passing through the centre of Cranfield for many months, years. The high street is full of school children twice a day!
